Maintenance Requests
Submit all maintenance issues through the Resident Portal. Most issues (light bulbs, batteries, etc.) will be addressed within 24 business hours. You’ll receive updates via the Portal.
For emergencies (issues causing damage to the property or posing safety risks), call (208) 356-6789. If there’s no answer, text “URGENT” and call again. In a life-threatening situation, always call 911 first.
Move-In Damages Sheet
Check your apartment thoroughly. Use the Damage Report Form (on your microwave) to document any pre-existing issues with your roommates. Submit it to the office by Wednesday, January 7, 2026, at 5 PM.

Apartment Living
This is your home. Please treat it—and your roommates—with care and respect. Your cooperation helps us maintain a clean, safe, and welcoming environment.
- Submit maintenance concerns promptly.
- Damage found in shared areas at checkout will be charged to all residents, unless someone takes responsibility.
- Honor Code Reminder: No overnight guests of the opposite sex. Violating this will result in immediate action and may include eviction.

Safety & Security
- Fire sprinklers are in place for your safety. Do not hang anything from them. Damages will be the resident’s responsibility.
- Misuse of fire extinguishers incurs a $50 fee, shared unless someone claims responsibility.
- Amenities are to be used at your own risk. Windsor Manor is not responsible for accidents caused by misuse or negligence.
With winter upon us, there are some winter-weather safety reminders to keep you and your belongings safe.
- During winter-weather events, our community has contracted with a service provider for snow and ice removal. If you are entering or exiting the community during an active event or shortly after, please remain vigilant for snow and ice removal activities.
- There may be areas where water refreezes after winter-weather has concluded. While we actively look for these conditions, we have also provided five-gallon buckets of ice melt at entries that residents are welcome and encouraged to use when slippery conditions exist. Please contact the office if a bucket is empty and more ice melt is needed.

Trash & Deliveries
- Trash pickup is on Mondays & Thursdays starting Monday, January 12th at 4 p.m. Too much trash? Take garbage directly to the dumpsters. The last day of trash pickup is March 30th.

- Mailboxes are near the office, behind the soda machine. The mail key is by your front door.
- For packages too large for your mailbox, we’ll text you. Deliveries (Amazon, UPS, FedEx, etc.) go directly to your apartment.
- Always include your full name and complete apartment number on deliveries.

Keys & Parking
- You’ll receive one apartment key—test it immediately. Lost/unworking keys at the end of the semester: $30 replacement fee.
- Do not duplicate or lend your key.
- If you’ve reserved a parking space, display your sticker visibly. Visitors must park in designated visitor spaces.
Storage & Bikes
- No bikes, scooters, or wheeled items inside apartments.
- Use bike rooms with a valid permit—available for free from the office.
- Unpermitted items will be removed and discarded.
Utilities & Energy Use
- Utilities are included in rent. Help us conserve by:
- Keeping temps between 68–72°F.
- Keeping windows/doors closed when using HVAC.
- Excessive usage over 800 kWh/month may result in additional charges. We’ll notify you if you’re approaching the cap.
Laundry Tips
- Use HE (High Efficiency) detergent only.
- Laundry is for resident use only—no visitors.
- Need a dryer rack? We’ll bring one to you!
Work with your roommates to coordinate a laundry schedule.
Clean Checks
- Clean checks will be performed every week from January 13th through March 26th as follows:
- Apartments in the Women’s building will be checked each Tuesday starting at 1 p.m. with rechecks on Wednesday starting at 1 p.m.
- Apartments in the Men’s building will be checked each Wednesday starting at 1 p.m. with rechecks starting at 1 p.m. on Thursday.
This 14-week semester, you could have as few as 7 clean checks. Here is how:
- Clean checks are not held the first week of the semester because you have enough to do. (14-1=13)
- Clean checks are not held the last two weeks of the semester because we all have enough to do, and finals week is stressful. (13-2=11)
- All residents who attend the Student Living Meeting on January 8th in the Activity room will receive one free clean check to use in case of emergency throughout the semester. (11-1=10)
- This freebie can be used for illness, or any other resident determined emergency. Staff will not check or clean your space. Tape your free clean check card, with your name written on it, to the clean check sheet on the refrigerator in the space you would have been responsible for.
- When your entire apartment passes two consecutive clean checks, with NO recheck, your entire apartment will get the next week free. That means this semester you could have as few as seven clean checks the entire semester if you and your roommates work together. (10-3=7).
How It Works:
- Use the checklist on your fridge and assign jobs. Unassigned jobs will be randomly assigned by the clean checker.
- In danger of failing your clean check? $5 recheck fee. If still not complete when rechecked, a $15 total charge will apply.
- You don’t need to be home—just make sure your area is clean.
Cleaning Tips:
- No abrasive cleaners (like Comet). Use Soft Scrub for surfaces.
- Never flush wipes, Q-tips, or feminine products—clogged toilets are your financial responsibility.
- No grease or food particles down the sink—damage caused by clogs will be charged to residents.
Pet Policy
No pets of any kind, including fish. Service animals are allowed by law with approved accommodations. Email windsormanor@redstoneresidential.com for questions or requests.
Violation = cleaning fees, contract breach, and possible eviction.
Common Areas & Amenities
These are shared spaces—help us keep them clean and enjoyable:
Don’t move or remove furniture.
Study, Music, and Conference Rooms are first-come, first-served (except Men’s 1st Floor Room).
Activity Room, Theatre, Third Floor Kitchenette, and Conference Room use – To keep amenities accessible for all, residents may reserve each space for up to three hours per week. Reservations can be made through your Resident Portal account. Repeated daily or weekly bookings by the same individual are not allowed. Management may cancel excessive reservations and will notify the resident if this occurs.
