Guests are welcome with roommate approval but stays exceeding two nights incur a $20 per night fee, with residents fully responsible for their guest’s behavior and any damage caused. This policy ensures a respectful and comfortable living environment for all BYU-I students.
Lease Terms
At Windsor Manor, our lease terms are designed to provide BYU-I students with clear and flexible options to suit their academic and personal needs, ensuring a seamless living experience. Detailed below, these terms outline the expectations and policies to maintain a comfortable and supportive community environment for all residents.
Length: 1 to 4 Semesters
Security Deposit: $150
Guarantor: Only for residents younger than 18
Insurance: Residents are automatically opted into Resident Liability Coverage. Residents may opt out by providing proof of adequate coverage.
Utilities: All utilities are included in rent price. We offer trash pickup from each apartment during the spring/winter/fall semesters.

Residents at Windsor Manor are welcome to personalize their space using thumbtacks sparingly, but they are responsible for any damage caused by nails, command strips, or excessive thumbtack use, with repair costs charged to the tenant.

If there is space available in the apartment, residents at Windsor Manor may add a roommate later, subject to approval.
Can residents add a roommate later?
Windsor Manor provides essentials like a washer and dryer, microwave, oven/stove, dishwasher, granite island with 6 or 8 kitchen stools, TV, fiber optic Wi-Fi router, media console, two couches, an ottoman, ironing board, iron, vacuum, full bedroom mirror, desk, chair, wall shelf, and closet organizer for each tenant, so residents should bring any additional items needed for a comfortable living experience.
