How do I schedule a tour?

How much is rent?
You can find pricing on our pricing page. If you don’t see what you need, please contact management for something that better suits your needs.
Are utilities included in the rent?
Yes, utilities are included in your rent.
When is rent due?
Rent is due the first of each month if on a payment plan. If paying in one payment, it is due the first of the month the semester starts. See how you can save money with a long term lease.
Is renters’ insurance required?
Yes. Residents are automatically enrolled in the property’s renters’ insurance program but may opt out by providing proof of qualifying coverage.
Is parking available?
Parking may be available depending on current availability. Contact the leasing office for the most up-to-date parking information.

What documents or information do I need to apply?
You will need a BYU–Idaho-issued email address to complete your application. This email address typically begins with the first three letters of your last name followed by five numerical digits.
Do you run credit or background checks? What are the qualifying criteria?
No, credit and background checks are not required.
How can I request a roommate?
You can include your preferred roommate’s information when completing your application.
Do you offer roommate matching?
Residents can provide roommate preferences and personal information on their applications to help with placement. However, roommate matching is not automatic, and specific matches cannot be guaranteed.
What is the pet policy?
Pets are not permitted at the property.
What is the decorating policy?
Residents are welcome to decorate their apartments, but outside furniture is not permitted. Decorations must be installed and removed carefully to avoid damaging walls, paint, or other surfaces. Residents may be charged for damage, including paint chips caused by improperly removed adhesive strips.
What do I need to bring to my new apartment?

What is the guest parking and visitor policy?
Overnight guests must be arranged with management in advance and approved by all roommates. Guests may stay for up to two nights at no charge. After the first two nights, a fee of $20 per night applies.
Limited guest parking is available until midnight Saturday through Thursday and until 1:00 a.m. on Friday nights. Parking is subject to availability.
How do I submit a service request?
Please login into your resident portal to submit your maintenance request.
How are packages delivered, and where can I pick them up?
The mailroom is located next to the leasing office in the lobby. Packages delivered by Amazon, UPS, DHL, or FedEx may be delivered directly to your apartment when your complete apartment address is included on the shipping label.
What happens when I decide to move out?
For a standard move-out at the end of your semester or contract, follow the move-out instructions provided by the leasing office. If you need to move out early, contact the office immediately to discuss the process and schedule your move-out inspection.
